Shed Dreams

MY SHED IS A VERY VERY VERY FINE SHED…no, not really. At the moment, it’s a stark cedar box, above, with a shed roof — as in shed water, I now realize — but it will be a very fine shed when my son Max gets through with it. In fact, it will no longer be a shed; it will be a guest house/studio with its own deck and maybe even an outdoor shower.

There’s a pair of French doors and a casement window left behind by the previous owner of the house, which we’ll use, and I’ve got a folder of inspiration pics, below, collected from various sources.

Simple things, sheds. For some reason — memories of prehistoric shelters imbedded in our DNA? — their small size makes them very appealing. Though it’s twice the square footage of the tiny house written up recently in The New York Times. My shed will be a very fine palace by comparison.

Amagansett Flipper: Before & After

H10985AN ITEM ON CURBED HAMPTONS, the real estate gossip site that is the Brownstoner of the East End, caught my attention this week: a 4BR, 4 bath Amagansett house on 3/4 acre, newly on the market for $2.2 million. It looks attractive enough, with its French doors and patio, but it would not have drawn my scrutiny if the address hadn’t sounded familiar: 1 Cranberry Hole Road, near the intersection of the new and old Montauk Highways — rather too close to the intersection if you ask me <sniff>, but set well back from the road.

I remember well the long driveway, because I went to a yard sale there when I first bought my house a few miles away in ’09. Back then, the house looked like this:

The interior was dark and dreary, and I recall stressed but kind people dealing with overflowing boxes of videotapes and other junk, who gave me a rusted wrought iron bench which now sits on my front deck. I offered a few bucks, but they insisted on giving it to me, so eager were they to get rid of things. That’s why I remember the house at all.

At the time, I most definitely did not think, “Ooh, I’d love to buy this place, fix it up, and flip it for 2 million dollars!” But Katie Brown did, and did, paying $500,000 for it in March 2010, banging out a reno in a mere 15 months, and putting it right back on the market. That’s why she’s Katie Brown.

Katie Brown is a “lifestyle expert” and TV personality, a smaller-scale Martha Stewart, with long-running cooking and decorating shows that have been on Lifetime, A&E, and PBS (I’ve never seen them — as with Oprah, I know her career only through print media), several books, and a line of bedding and bath linen for Meijer, a chain of Midwest department stores. With her husband, William Corbin, a digital media exec, she’s renovated several houses on the cheap and a shade too trendily, including a Brooklyn brownstone, which I’m guessing is their primary residence; a Berkshires cabin that was written up in The New York Times; and another couple of places in the Hamptons which have been covered in sadly now-defunct decorating magazines.

Whether they originally bought the Amagansett house as a flipper is unclear. I’m guessing that was always the intention. In Katie’s own blog from the early spring of 2010, she called it a “weekend retreat” — but apparently not for her own family.

This is how I remember the house looking from the yard sale (these pictures are from Katie’s blog, with temporary furnishings– you can now see the dining table and chairs outdoors on the patio in the current real estate listing):

Here’s what Katie saw in the c.1980 ugly duckling: “Although its grey exterior might appear to be a little drab, I think its what lies inside that matters most. Decades of history embedded in dated wallpaper, beautiful wood paneling in the main living room, sliding doors galore, and a backyard that looks like extends to the depths of eastern Long Island. As the weeks progress I plan on remodeling the entire house, and transforming this place into a summer retreat.”

The enterprising couple hit all the Hamptons real-estate tropes with their reno.

Set down a long private driveway…a chef’s gourmet kitchen with serious appliances…open living room, beamed ceilings with a fireplace… surrounded by French doors… garden courtyard…charming outbuildings, one an art studio…heated gunite pool… lush lawn….

Well, really, what could be bad, when you put it that way?

Kitchen after. I just have to go on record saying I don’t like the kitchen at all. Shiny black tiles combined with rustic wood? No! And the placement of the refrigerator looks plain wrong.

Do I sound a little sour grapes? I don’t mean to. I’m full of admiration for clever, energetic, talented people who don’t give a damn about the received wisdom that ‘it’s not a good time’ in the real estate market, and hope they make a tidy sum.

What’s a Hamptons house without a pergola?

I just wonder whether they know anymore: What is real life and what is staging?

HAMPTONS VOYEUR: Quintessential Cottage in Sag Harbor

WHEN I FIRST SAW Phyllis Landi’s cedar-shingled cottage on a curving half-acre waterfront lot not far from the ridiculously charming village of Sag Harbor, I thought I’d found my dream house. Of course, Phyllis, a freelance TV producer, lives there, and has no intention of moving.

But this house has it all, in my book: location cubed, and the warmth that comes only with age (it was built in 1908). And, like all my favorite houses, it’s quirky: the house, now around 750 square feet, was once twice the size. Owned by two sisters, it was cut in half at some point, and the other half moved down the road a piece.

Phyllis, who bought the cottage in the early ’80s, used it for many years as a weekend place, and now lives there full time, did all the right things. She put on an addition for a kitchen and breakfast nook, opened a wall between the two main rooms to create one expansive living/dining area , and put French doors on the back, bringing in light and leading to a deck that must be glorious in warm weather.

Yes, it’s tiny, but perfect for a woman and her 3-month-old golden Lab puppy, Wilson (there’s one bedroom in the attic loft, and a daybed for guests in the sunroom, above).

It helps that Phyllis has a confident hand with decorating. She painted dark paneled walls and woodwork mostly Linen White (she painted right over the panels in the living room, below, and added wainscotting up to chair rail height in the dining room). She stuck to a neutral palette to keep things serene and uncluttered. Most of the furnishings have a 1930s-’50s aesthetic.

The main pieces are a ‘pretzel’ rattan sofa and chairs in the living room, which came from Secondhand Rose in New York; a blond wood Heywood-Wakefield dining table, hutch, and console, below; Eames chairs in the same pale wood; a shag wool rug and George Nelson daybed from Design Within Reach.

The kitchen has a classic cottage look, all white with pieces of collectible art pottery and Fiestaware providing splashes of aqua and green.

After visiting Phyllis for the first time, I decided I’d move a mountain to get a place like hers. Later, when I found out what it was worth (well upwards of a million), I realized I’d have to move an entire mountain range, which is beyond my capabilities. So I went back to my own cottage in the woods, a tad disappointed, but delighted that such a place even exists.

Walking and Stalking

UPDATE, April 2011: The photos that originally accompanied this post, which I took while looking over the moon gate of this cottage as described below, were accidentally deleted from my WordPress media library, along with the photos on several months’ worth of other posts from 2009. (Don’t ask.) I have been gradually restoring the bad posts, but in some cases, I can no longer retrieve the original photos to use in my fixes. This post is one example, so I’m using images from the Zillow listing of sold properties, because I want to preserve the post for reference. The cottage sold in September 2010 for $520,000.

THERE’S NOTHING ILLEGAL about taking pictures of other people’s houses, is there, and publishing them on a blog? What about courtyards, if you have to peek over the fence to get the shot? Well, let’s hope not, because today, on a brisk stroll around the neighborhood, I saw the charming, simple courtyard, above, and had a vision for my own front yard.

I found this corner property in the Maidstone Park area awfully inspiring. It’s a bit uber-cottagey for me, but I love the concept and the execution: a moon gate, an arbor, boxwoods, a shed with French doors, and a sunny brick dining patio. There’s no driveway, just a parking pad covered with pea gravel in front of the moon gate, big enough for one SUV.

It’s all going into the mental hopper as I continue my extended decision-making process regarding a place to park the car(s) and whether/what kind of gate and fence to have at the entry (to exclude deer, or simply to provide a sense of enclosure?)

My ultimate solution will be quite different from this one (I have no need for a dining table in front of the house when I have almost half an acre in back), but the symmetry of this scheme really appeals to my orderly side.

It’s a magazine cover if I ever saw one.

Old Doors and Windows, Cheap

I’M UPSTATE THIS WEEKEND and made it my business to check out the architectural salvage warehouse operated by the Historic Albany Foundation.

My plan is to replace the screens on my porch with glass to create a year-round sun room, much like my friends Fran and Bob did at their house in Columbia County, N.Y., below.

Bob got the windows at the Historic Albany Foundation — actually they’re mostly French doors — and in just one day, with the help of a carpenter, transformed their screened porch to a glassed-in conservatory.

Arriving late on a rainy Friday, with just half an hour to go before closing, I didn’t have time to root through thousands of square feet of panel doors, multi-paned windows, moldings, sinks and tubs, hardware, mantels, lighting fixtures, etc., but I didn’t see enough of any one kind of window to make the matched set of seven I need.

Still, it’s a great place to know about, and everything is amazingly cheap (old panel doors in good condition for $40, for example).

Albany is not an unpleasant city in which to spend some time. It has a good art museum, a few streets lined with 19th century row houses that rival Brooklyn Heights for beauty, and on Lark, several of the kind of cozy, locally-owned coffee shops that East Hampton ought to have but doesn’t.
