A PERSON CAN ONLY LIVE in so many houses, and I find myself with one house too many.

My Springs (East Hampton, N.Y.) cottage, above and below, will be familiar to followers of this blog. I’ve owned it for four-plus years and have put an enormous amount of work, time, love, and money into both the house and the 4/10-acre property surrounding it. I’ve moved on to another project nearby, and need to cash in my chips on this one.

    This house is terrific but I love the idea of really putting some cash into your new place. Some basic items like insulation, heat and screens but maybe some upgrades too will make it even feel more like your own home.
    I’ll pass this listing on to anyone that I know that’s looking for a nice beach house in the Hamptons — a great find at a great price.

    Is there a dishwasher among the new appliances? Can’t see one in the photo. Thanks. Also, considering all the landscaping and what looks like privacy (and natural sound barrier?) I’d include “serene” or “serenity” in your description. I wish it could belong to my husband and me to nurture! (I miss what I still call home after 25 yrs.) The perfect buyer will find you…

    No dishwasher, Diane. I chose undercounter space instead, but there is room to put one in. Thanks for the copy suggestion and the encouragement :-)

    $8000 per month for July or August, $2100/month on a year-round basis. Let me know if you have any further questions.

    is the surrounding property eligible for someone to build on?

    If you mean the Town owned land, Edie, it’s not preserved but it’s completely undeveloped and unlikely ever to be developed. In any case, the property goes back two hundred 25 feet and there’s a great buffer of woods that would make it pretty unobjectionable even if that property were to be developed.

    Most definitely. Nearby bay and ocean beaches are open to residents with a free parking permit from the town of East Hampton. Non-residents pay to park at the ocean beaches or buy a seasonal permit.

    Yes indeed. It is very snug and toasty in winter, with double paned windows throughout and oil hot water heat from a very efficient furnace in the basement.
